I once rented a flat in Twickenham where the electric light fitting in the bathroom just didn&#8217;t work.  We told the landlord, who lived in a flat downstairs, and it took him three months to get around to fix it.  The thing is we really liked this flat.  It was a quirky conversion in a period house. We had huge rooms and high ceilings and when we&#8217;d first moved in we were thinking of staying there for a few years.  </p>
<p>But then we noticed that the chipped bath enamel we&#8217;d discussed with the landlord when we moved in wasn&#8217;t getting repaired. He&#8217;d keep fobbing us off with tales of how the plumber had let him down.  Then the bathroom light fitting went.  After two months of bathing by candlelight we gave our notice to move out.  The light fitting was only fixed days before we moved out and he even had the nerve to bill us for it as damage!</p>
<p>The sad thing is that had these small repairs been carried out as soon as possible, we would have stayed in that flat for a lot longer; we might even have still been there now.  One thing us renters don&#8217;t like is the idea that we&#8217;re paying rent for a place that is becoming less habitable day by day.  What starts off as tiny niggles become major causes for complaint.  Resentment starts to build up and tenants start to look elsewhere. </p>
<p>A few years ago we found a flat for rent in Richmond.  It was big but not quite our thing; not quite in the right area and purpose built, not a conversion.  It was the best available at the time though, so we thought we&#8217;d stay there for six months and hope that something better came along.  One day we came home from work to find that water was pouring in through the ceiling and bubbling up the paper behind the wall-lights.  Not a good thing!  We rang the landlord who, although he had moved to Scotland, sent his friend around that night.  He discovered that the flat upstairs had a leaking washing machine.  They turned off the water, and painters and decorators arrived two days later to repair the room.  We were so impressed we stayed there for nearly two years. </p>
<p>As tenants we know we don&#8217;t own the flat we rent in Putney.  But we do know we are paying for the right to live here and for our money, we as tenants, expect things to work.  If they don&#8217;t, if things don&#8217;t get fixed, well, we&#8217;ll move elsewhere; that&#8217;s one of the advantages of renting. </p>
<p>If you choose to manage your property yourself, make sure you are on hand to repair things as they occur.  You need to give the tenants a number they can call so that they can reach you and you need to respond to them quickly.  No-one is expecting you to fix the broken drainpipe at 2am, but they do expect you to have a builder there to fix it as soon as possible and to see you there to inspect the damage as soon as you can too.  Remember, these people are paying to live in your property and they expect everything in it to work as it should.  Ignore repairs and you&#8217;ll soon be looking for new tenants.</p>

<p>Well, now I&#8217;m thinking CNN is smart today.  It ranked Cape Coral, Florida as one of the best cities to retire to.</p>
<p>Here is what I think: No matter what the studies tell you about why people retire to a certain location (like Florida or Arizona), and no matter how beautiful our weather, beaches and golf courses are, it&#8217;s all about people. Retirees go to where there are people they know. If you saw a summary of why people choose a certain retirement location, you may be surprised at the list of criteria.</p>
<p>Anyway, I moved here not to retire, but to have closer contact with my family and to be closer to the South America Market that I was traveling to on a monthly basis. By the time I moved here I had Parents, Aunts and Uncles, and my brother living here.</p>
<p>A few years prior to my move here I held a sales meeting out on South Seas Plantation. I came a few days early to set up the meeting room, buy the supplies for the hospitality suite and have some &#8220;down time&#8221;. I had not announced my arrival to my family and I remember driving to my brother Bill&#8217;s house when he lived in San Carlos Park, hoping to catch him home.</p>
<p>I was not disappointed, for as I pulled up into his driveway I noticed his pickup truck was backed in with the tail gate down. Bill was sitting on an overturned bucket and next to him sat a cooler. He was using the tailgate as a table. As I shut my door, he put a an oyster up to his mouth and noisily slurped it down, following the oyster with a long sip from a cold beer he pulled from the ice.</p>

<p>People pay big money to visit and see and do things that I have come to take for granted. (Like eating fresh oysters and slurp beer in the driveway).</p>
<p>This past Saturday I spent the early morning answering emails and went in to the office for a few hours. Gail called at about 10 and said she was thinking about taking her mom for a ride to Boca Grande. Would I like to come? And bring Adi? (one of our Grandsons). Sure!</p>
<p>By Noon we were piled in the car with Mom and Adi in tow. By 2PM Adi and I were on the most gorgeous beach I may ever see, at low tide hunting for sharks teeth and shells. Adi planned ahead and brought a mask and snorkel and so he could dive for collectable shells. I sat in a likely spot halfway in the surf and started depositing sharks teeth in an up turned clam shell. Within ten minutes I had another four kids hunting with me.</p>
<p>They belonged to a tourist family that were staying further down the beach. Their parents were grateful for my sharks teeth tour and we made light conversation while they made sure their kids were safe with this happy old man.</p>
<p>The breeze kept us all cool while it was coming off the crystal clear water. The sand was white and soft like sugar, but with lots of shells.</p>
<p>By four o&#8217;clock Adi and I a few dozen sharks teeth and a bag of periwinkles and whelks and other cool looking shells. We had seen dolphins, a tarpon rolling, an iguana on the beach, two turtles, some sea turtle nests and we walked carefully by birds sitting on eggs on the beach.</p>
<p>We then stopped into the Loose Caboose for ice cream before heading home. Tell me again what snow is?</p>
